SITE PLANNING AND ZONING ANALYSIS

JL Architects specializes in zoning analysis and feasibility studies. Through hundreds of studies we have developed the tools to quickly analyze a development site and propose options that maximize efficiency and return on investment.  We also consider key building code issues that may limit or inform the development strategy, such as requirements for high-rise buildings or provisions for legal light and air.   Where necessary, we advise on the need for entitlements from CPC, BSA and LPC.

Our pre-development services are customized to suit the needs of each Client.  Typical deliverables may include:

  • Zoning text analysis and identification of complex zoning issues for further review by land use counsel

  • Initial massing study with floor by floor gross area calculations

  • Estimated zoning floor area deductions (quality housing, mechanical, exterior wall, parking/loading)​

  • Vertical circulation and interior blocking per Client’s program

  • Floor by floor sellable area calculations

  • Schematic unit plans in accordance with client’s parameters for unit sizes and unit mix

  • Google Earth model to show the proposed building in the context of the surrounding neighborhood

  • Additional deliverables as requested by the client

Our interest in zoning analysis led us to create The ZRD1 Project, a blog that takes a deep dive into interesting zoning issues that have been the subject of previous Zoning Resolution Determination (ZRD1) approvals.  We believe that a careful study of these determination approvals may suggest some level of “department practice” and allow us the confidence to apply the Zoning Resolution accurately during early design phases.  We also believe that the zoning text is imperfect and that these imperfections can be leveraged for unintended development opportunities.
